In general terms, in many large U.S. cities and metro areas, the term “Luxury” signifies a price point of $1 million and above. It also includes a larger living area, high-end construction features and items and more!

SINGLE FAMILY

The legal description for this home is “a structure maintained and used as a single dwelling unit.

No Common Walls: This home is a stand-alone, detached property. This means that the home doesn’t share common walls or a roof with any other dwelling.

HOA’s, Master HOA and Social Club Fees: May or not have fees associated with these type of properties. 

Land: A single-family home has no shared property but is built on its own parcel of land.

The area around the building is for the private use of the owner.

Entrance and exit: A single-family home has its own private and direct access to a street or thoroughfare. This is as opposed to an apartment, which has hallways and a lobby that lead to street access.

Utilities: Only one set of utilities can service this home—and may not be shared in any way with another residence. This applies to heating, electricity, water, or any other essential service.

One owner: This home is built as the residence for one family, person, or household, whose owner has an undivided interest in the unit.

Single kitchen: This kind of home has one kitchen. Adding a kitchen to an in-law suite or carriage house will alter a home’s zoning classification.

CONDO'S

In general terms, the term “Condo”:

  • Reflects the type of “Ownership” of the property including community bi-laws and other documentation.

However, the term “Single Family” does not have the same conditions as the “Condo” (i.e. Common tenancy such as driveways, etc. They include HOA’s and Master HOA’s however.

“A condominium is a title to a unit of real property which is ownership in the airspace which an apartment, office or store occupies.

The owner of the condominium also owns a common tenancy with owners of other units in the common area, which includes all the driveways, parking, elevators, outside hallways, recreation and landscaped areas, which are managed by a homeowners’ or tenant’s association.”

The term “Condo” can be synonymous with: Low Rise (1-3 stories),  Mid Rise (3-7 stories),  High Rise (>7 stories),  Townhome and Villas (attached and detached) depending on the type of “ownership!”

Luxury Condo

VILLA DETACHED

Detached Villas are:

  • Single or 2 story detached homes
  • On lots ranging from 40 to 65 feet of road frontage and lot depth ranging from 110 to 150 feet.
  • Living Areas: From 1,200 to 4,000 square feet.

HOA’s, Master HOA, Social Club and Condo Fees: May or not have fees associated with these type of properties. 

(Unit that is NOT attached to another unit)

VILLA ATTACHED

Attached Villas are:

  • Single story buildings
  • 2 to 6 units per building, similar to a duplex
  • Sharing common walls with separate and attached one or two car garages with access from the interior of the home.

Their primary advantage is that they have the feel of a single family home and are on one level.

HOA’s, Master HOA, Social Club and Condo Fees: May or not have fees associated with these type of properties. 

(Unit that IS attached to one more unit)

TOWNHOME

A Townhome is:

  • Townhome is more affordable purchase price
  • A narrow, multilevel, attached on at least one side to other townhouses
  • Less square footage than a house, with a smaller front and rear yard.
  • Have common areas that may include a pool, recreation center, or clubhouse.
  • Have lower maintenance, with some upkeep such as landscaping or snow removal usually taken care of by the HOA (although specific tasks may vary).
  • HOA’s, Master HOA, Social Club and Condo Fees: Must pay monthly HOA fees in addition to mortgage. All owners must abide by HOA rules, and sometimes need approval for certain aesthetic decisions. Club memberships may be an option.
  • Townhomes can be classified as “Condo’s” or ” Single Family”, depending on the type of property “Ownership!”
